CITY OF MUSKEGON SPECIAL CITY COMMISSION MEETING March 29, 2023 @ 5:00 p.m. Muskegon City Hall, 933 Terrace Street, Muskegon, MI 49440 In the Commission Chambers, Room 107 MINUTES Present: Mayor Johnson, Commissioners Emory, Ramsey, St. Clair, Hood, and Gorman. Absent: Vice Mayor German. 2023-48 HOUSING NEEDS ASSESSMENT A study was conducted of the City’s housing needs so government officials, stakeholders, and employers can gain a better understanding of the city’s evolving housing market, create housing priorities, modify or expand local government housing policies, and enhance and/or expand the city’s housing market to meet current and future housing needs. Jake Eckholm provided an overview of the study that was done of the housing needs of the City. The study indicated the need for housing in all price points as well as rentals. The study indicates the City of Muskegon currently suffers from a housing shortage. Nearly 80% of all two and three bedroom homes from January 2019 through November 2022 sold under 30 days. Homes priced between $150,000 and $299,999 are in high demand and usually sell within less than 40 days. Homes more than $300,000 may stay on the market for as many as 286 but these include many condominiums listed for sale but in the building stages. The study also indicated the need for rentals within the price range of $500 to $999. PUBLIC PARTICIPATION Comments were received.
